NOTICE TO TAXPAYERS
In compliance with Chapter 40, Section 56 of M.G.L. the Board of Assessors has conducted a comprehensive reassessment of all classes of properties in the Town of Randolph for Fiscal Year 2015. This action was undertaken to comply with the section of the law that requires triennial certification of property values.
The pending preliminary proposed Fiscal Year 2015 valuations will be available for taxpayer review in the Assessor’s Office in Randolph Town Hall at 41 South Main St; at the Turner Free Library at 2 North Main St; and may be viewed by clicking here.
These values are subject to change prior to final certification by the Department of Revenue. The public review will run November 5th thru November 13th between the hours of 8:30 a.m. and 4:30 p.m. You may contact the Assessor’s Office by phone during these hours for valuation information at 781-961-0906.

The Assessors' Office is responsible for administering Massachusetts property tax laws effectively and equitably. The Assessors are required to produce an accurate and fair appraisal of all taxable property in the Town.
Taxable property would include not only real estate, but also the personal property of businesses as well. The motor vehicle excise tax is also administered through the Assessors' Office.
The Board of Assessors determines the assessment of each property in the town, and classifies each property according to its use (Residential, Comercial, Industrial or Personal Property).
This information is used by the Town Council to determine the Classification Shift between residential and business properties each year. On December 9, 2013, the Town Council adopted a 1.59% Classification Shift for Fiscal Year 2014.

Residential Tax Rate: $18.17
Commercial (CIP) Tax Rate: $32.11
The Assessors’ Office maintains a public access computer terminal, which is available Monday – Friday, 8:30 a.m. - 4:30 p.m. The data includes the property owners' name, total living area, building footprint, land area, and total assessed value broken down by land value and building value.
The Assessors' Office is conducting a town wide cyclical reassessment program. This initiative is an ongoing process. Our plan is to inspect every home at least once every ten years.
